Nobody home when the power goes out
A standard electric sump pump stops when the power does. Battery backup pumps are designed to keep running on battery when the electricity goes out. We install battery backup pumps.

For homes and cabins around Blaine, Birch Bay and Semiahmoo, including the ones nobody is living in this month.
Around Blaine, along Birch Bay and out on Semiahmoo, some homes are not lived in every day: second homes, cabins, and rentals that sit empty between guests.
Under a house like that, the problem is not that something goes wrong. It is that nobody is there when it does. A full-time owner smells the musty air coming up through the floor, hears the sump kick on, or notices the puddle by the hatch. In a closed-up cabin, a slow plumbing leak, a downspout that blew loose in a storm or a sump that stopped running can carry on for weeks before anyone opens the door.
Time matters with water. EPA's guidance is that water-damaged areas should be dried within 24 to 48 hours to prevent mold growth, and that is hard to do from somewhere else. So the work in Blaine leans toward setups that cope without anyone watching: a properly sealed ground cover, drainage that carries water away on its own, and, where a sealed crawl space suits the house, equipment that drains itself rather than needing a bucket emptied.
If you own a second home here, you can start by sending photos or the crawl space section of an inspection report.
Crawl space vapor barriers for cabins with old, torn or missing ground cover.
Crawl space encapsulation for homes where a sealed crawl space makes sense and the water source is already handled.
Crawl space dehumidifiers sized for the space and drained to a pump or outside, so nobody has to be there to empty them.
Sump pump installation and replacement and French drains and foundation drainage for homes that collect water underneath.
Crawl space cleaning, crawl space insulation and basement waterproofing when a long-closed house needs more than a new liner.

EPA's radon map puts Whatcom County in its lowest zone, but EPA also says every home should be tested regardless. A sealed crawl space is not a radon mitigation system. We recommend a radon test, and if levels are high, a certified radon mitigation company.
Some crawl space projects need a permit, especially when they add a sump pump, new wiring, drain lines or an exhaust fan, or close up the foundation vents, so we check with the City of Blaine or Whatcom County before work starts and pull any permits the job requires. We route sump and drain water away from the house to an approved outlet, and we check the local rules before any connection is made.
Start with the ground and the water sources. DOE says a crawl space must always have a ground cover that stops ground moisture evaporating into it. EPA's advice is to fix plumbing leaks quickly, keep gutters clean and repaired, and make sure the ground slopes away from the foundation. Carry downspout water well away from the house as well. For some vented crawl spaces, that list is the whole job.
Yes, if moisture gets in. Sealing does not make a crawl space mold-proof; EPA says it is impossible to get rid of all mold spores indoors, and that the key to mold control is moisture control. A leak or a failed drain under a sealed liner is still a leak. That is one more reason to fix the water source before sealing anything.
Not because Washington's code says so. A crawl space without vents needs a sealed vapor barrier, a radon system and a fan that runs all the time, and Washington's wording does not offer a dehumidifier as a way to meet that rule. Whether one belongs in your crawl space depends on the house and how the space is sealed and ventilated, and we will explain our reasoning either way.
No, but it is not something every house needs either. Research in Washington found sealed crawl spaces held steadier temperature and humidity than vented ones. The same small study of new homes concluded that, with good site water management, vented crawl spaces can work too. Be wary of anyone who says it is the only answer. Our guide on vapor barriers versus full encapsulation sets out the difference.
We also work under homes in Bellingham, Ferndale and Lynden, and in Birch Bay, Custer, Sumas, Everson, Sudden Valley and Deming.
